Hi - my husband and I are thinking of buying land in Bansko, to build a house on and sell, purely for financial gain. However we've read some comments that say Bansko is not the best place to invest in now as the prices have risen so much. Any opinions would be welcome!

Also can anyone recommend a lawyer in the area?

Land prices in Bansko are expensive right now, but it is still a popular place to buy appartments so selling on should not be a problem as long as you have the marketing muscle to compete against other off-plan sellers.

Land in Bankso is between 100 and 200 euros per sq. metre.

Yes, you will need a solicitor/lawyer. You can let the estate agent recommend theirs, but I think it is better to get your own independant lawyer.
The Notary is a legally qualified person appointed by the municipality who witnesses the property transaction. This makes the deal legally binding.

You don't need any solicitor in the UK to do anything.

Hi,

Bansko is a nice ski town, but as you rightly point out, there is a huge amount of development going on there. There could be problems trying to resell later on. The key is to get as close to the gondola as possible. Renting out may be problematic too with all the competition from other apartments and hotels.

I personally think it is overpriced and if you are buying to resell, I would avoid Bansko. It was very good value 3 years ago.

1. Yes you can definitely get an old apt for that price. maybe 60 to 70 sqm though. But anyway, it's worth remembering that even if you rennovat the inside the outside may still look old! Esp. if it's in one of the old communist buildings.
2. Not sure on this one. THe only suburbs I know are dragalevtsi which is expensive anyway and lozenets which is mainly new build, but worth having a look.
My advice is to contact www.bulgarianproperties.com sofia office. They will have all the info on this and for your question 4.
3. yes, definitely in sofia.
5. I have seen one shopping mall, where everything was quite nice but really expensive - the furniture was more expensive than uk.
6. depends what on. Buying mobile phones seems to be the most popular! :)

I'm about to buy an off-plan apartment in Sofia.I'm unsure of what to do in regards to getting a lawyer. Some of them offer enormous packages to check the developers history and any amount of other tasks. Others offer to just help you with the buying process for much smaller fees. What should i do?

Hi Robert,

it really depends on your attitude to risk. Personally I would first ask the development company for the addresses of previous completed developments. Go and visit them. Go to the company's office and see if they have lots of pictures of previous work. Do a web search to see if they have pervious history or other comments about them. Get email addresses of previous satisfied customers. Each developer often advertises their developments through many different estate agents. Call up the agents and get an opinion from them. It's not in the agents interest to deal with dodgy companies, so they should be doing due dilligence too.

I would do as much free investigative stuff before paying the lawyers a small fortune. If you can't find -anything- to back up what the developers say then I would consider trying a different company.

If you feel comfortable with what you've found out then personally I would just go with the basic lawyers services.

Hi Joanne,

It depends really on the geographic area in Bulgaria that you would most like to run a b&b in. I.e. Near a ski resort, or near a coastal resort. Or perhaps a b&b looking to act as a base for hikers in the countryside.

Coastal areas and ski areas are much more expensive than areas in the balkan mountains suitable for eco tourism and hiking.

Some towns to look at:
. Good coastal towns for B&B: Shabla, Kavarna, Balchik, Byala, Tsarevo
. Good coastal resorts for hotel: Albena, Golden Sands Obzor, Sunny Beach, Nessebar, Sozopol.

. Good Ski Resorts for Hotels (if you have a lot of money to buy one): Borovets, Bansko, Pamporovo, Chepelare.

. Good Satellite towns/Villages for B&B:
For Bansko: Banya;
For Borovets: Dolna Banya, Samokov, Beli Iskar.
For Pamporovo: Sokolovtsi, Momchilovtsi, Stoikite, Shiroka Luka.

. Good towns for hiking, rural/eco/cultural tourism in the central balkan mountains:
Veliko Turnovo, Troyan, Teteven, Tryavna, Koprivshtitsa.

It's a difficult one. Currently there has been a lot of building in the Sunny beach Area (just next to Nessebar), which means that there is more competition for sales. If your property is in the old town of Nessebar then they are much rarer. If in the new town, it may take some time to sell.

I think prices in that area have plateaued and will not rise much for the next year and a half.
Having said that, you should at least be able to sell it for 20% more than you bought it for. It may take 3 months to sell.
I would not adivse lowering your price to less than 20% more than you bought it for simply to sell it faster. Hold out for a good price. I think if you waited for 4 years you could almost get double what you paid for it. However, as you bought for investment, it may be better to sell in the next few months and use the money to invest in land. Strategically bought land is easily outperforming apartments at the moment.

Another alternative is to re-mortgage your apartment to release up to 70% of the equity, which you can reinvest elsewhere.
If your apartment is in the old-town, you should have no trouble renting it out in the warmer months to cover the mortgage, while the value of the apartment also appreciates.

So basically, it is a good time to sell, as long as you reinvest the money wisely.

Masha,

I have heard of foreigners properties being burgled in some villages. I have no personal experience of this.
Presently I own a house in a country village, but as I have not had a chance to rennovate it yet I am leaving the ex-owners to stay in there rent free until I get time to work on it.
That way they look after the garden etc. and stop it looking a mess.
I can imagine loads of unnocupied properties in the middle of a village might cause a dislike of foreigners amongst the locals.
Then again there are plenty of abandoned houses anyway.

decent and seaside for £3000, probably not. Though if you're prepared to rennovate it and be inland by about 20km, then it's certainly possible though difficult. The rennovation could easily be done and managed by a local agent, probably costing an extra £15,000.

Even in the mountains you would be hard pressed for that price, though it would be easier. You would get a better property to start with; it would be habitable. Then the rennovation for £8000 would bring it closer to western standards.

For anyone thinking of investing in Bulgaria - my advice is go for it!
Not only is the property incredible value-for-money compared to the home market here in the UK, but the locations are unspoilt and there is a level of culture completely missing from your average town in the UK.
Does anyone have any info. on the cost of living over there? I assume when they join the EU very shortly us Brits will be able to move over there to live with our new found exchange-rate 'wealth' !

Definitely - I haven't looked back since I personally invested in Bulgaria in the beginning of 2004. My first visit was in winter 2003, when I went to Bansko - only to find that I'd 'missed the investment boat' there. Land had risen from 5 euros per sq m to 50!!
It's a big country though and I went back to check out the coast. The rest is history.
As for the cost of living - it's quite inexpensive when compared to Britain. The only reference I could find is the following, which compares it to Holland:

For any of you going over there - I would check out the Rhodopi mountains, easily as beautiful as Switzerland (although the mountains aren't quite as high :) ). Make sure you visit Momchilovtsi, a beautiful 'alpine' (or rather 'rhodopine') village.

Dear Lauren,

It is impossible to predict the future and how the laws might change, but it's worth bearing in mind the following:

1. Currently there are no laws permittiing dveloper 'land-grab' in Bulgaria as currently occurs in Spain.
2. My understanding is that these laws were put into effect in Spain in order to encourage development and tourism in certain areas where individuals were no longer putting up land for sale (leading to stagnation in the market). Naturally this law had and has horrendous consequences for property owners in some parts of Spain, but the situation is very different in Bulgaria.
- Currently there is plently of land available for developers, Bulgaria is not running out of land any time soon for developers with big pockets, so there is not going to be any pressure to free up extra land, especially that which is owned by individuals. The only change occuring is that prices of valuable land especially with sea views or near ski resorts is increasing all the time.
3. The Bulgarian govt. is actively encouraging investment by individuals with all levels of investment. Any bad press at this early stage in Bulgaria's development of tourism would be disasterous for their public image.
4. Even if the laws change in 15 years time, you may well have bought, enjoyed and sold your property by then with a good profit too.

I personally don't think you have anything to worry about. I have invested in a house and land plots myself, and I am not worried about any land-grab laws coming into effect.
